Last Friday, 21 August 2026 woman from across Hervey Bay and the wider Fraser Coast came together for one of the local property industry’s standout annual events —- Woman in Heels 2026

The event is hosted by the Fraser Coast Property Industry Association (FCPIA) was held at The Club House at Hervey Bay Golf Club, the event brought together people across real estate, property development, construction, building, finance, legal services and the wider professional community. The afternoon focused on connection, conversation, experience and giving back to the community.

For Carter Cooper Realty this year’s event was particularly special, With the Principle Kim Carter taking part in an in-depth conversation alongside respected local property identity Margaret Armstrong.

More Than Just a Networking Event

Women in Heels has become much more than an opportunity to dress up and spend an afternoon away from the office.

At its heart, the event is about bringing together the people who contribute to the Fraser Coast property industry every day.

Property is rarely the work of just one profession.

Behind every home sold, new development approved, building constructed or investment made, there can be real estate agents, builders, developers, mortgage brokers, banks, solicitors, conveyancers, accountants, valuers, engineers, town planners, marketers and many other professionals working behind the scenes.

Women in Heels creates an opportunity for people from those different areas to sit at the same tables, have conversations outside of their normal working environments and strengthen the relationships that help the local industry operate.

Kim Carter & Margaret Armstrong Take the Stage

One of the centrepieces of the 2026 event was an in-depth sit-down conversation with Kim Carter and Margaret Armstrong, two women with significant experience in the Fraser Coast property industry.

Rather than simply focusing on achievements, the discussion explored their stories, experiences, lessons and reflections from careers in property and business.

For Kim, it was an opportunity to share some of the knowledge gained through decades of working in Hervey Bay real estate.

A career in real estate isn’t simply about putting properties online and negotiating contracts.

Over the years, the industry changes. Markets rise and fall. Technology changes the way properties are marketed. Buyers become more informed. Expectations increase. Businesses grow. Teams change.

But one thing remains incredibly important — people.

Women in Heels created the perfect environment to talk openly about those experiences while also encouraging other women working in and around the property industry.

Generations of Property Experience in One Conversation

Having Kim Carter and Margaret Armstrong together created an interesting opportunity to look at just how much the Hervey Bay property industry has changed.

Hervey Bay itself has transformed enormously.

The way buyers search for property has moved from newspaper advertisements and office windows to realestate.com.au, social media, video, drone photography and digital marketing.

Marketing has changed. Technology has changed. Buyer expectations have changed.

What hasn’t disappeared is the value of experience.

Events such as Women in Heels allow newer professionals to hear directly from people who have already navigated changing markets, difficult negotiations, business challenges and decades of industry evolution.

Sometimes the most valuable business lesson isn’t found in a textbook or online course. It comes from listening to someone who has already experienced the challenges and is willing to share what they learned.

Supporting Rally for a Cause

The afternoon wasn’t only about business.

A major focus of Women in Heels 2026 was giving back to the Fraser Coast community.

This year, the event supported Rally for a Cause, with $100 from every table booked donated directly to the charity.

Raffles and prizes throughout the afternoon added another fun element to the event while helping keep the focus on supporting an important local cause.

It’s something that makes events such as Women in Heels particularly meaningful.

The same local businesses that work within the Fraser Coast every day also have an opportunity to contribute back to the community that supports them.

The Businesses and Organisations Behind Women in Heels 2026

One of the strengths of Women in Heels is the number of different industries it brings together.

The event was hosted by the Fraser Coast Property Industry Association, bringing together people from across real estate, property development, construction, finance, legal services and other professional industries.

Carter Cooper Realty was proudly represented through Kim Carter, who was one of the featured speakers during the afternoon.

The event was held at The Club House at Hervey Bay Golf Club, providing a relaxed setting where guests could enjoy the afternoon while networking with other local businesses and professionals.

Rally for a Cause was the charity supported by the event, with money from each table going directly towards the organisation.

Spirit Collective was also involved in the afternoon, providing cocktails for guests and adding to the relaxed atmosphere of the event.

Beyond those organisations, the room was filled with people from throughout the Fraser Coast business and property community, including professionals working in real estate, building, development, finance, legal services and related industries.

Business, Music, Cocktails and Conversation

While there was an important professional message behind the afternoon, Women in Heels wasn’t designed to feel like another formal business conference.

Guests were able to enjoy live music, cocktails, raffles and prizes, while also having plenty of opportunity to meet other local professionals and catch up with familiar faces.

That relaxed environment is part of what makes events like this so valuable.

Some of the best connections in business happen away from desks, emails and scheduled appointments.

A conversation between an agent and a broker may eventually help a buyer. A developer may meet a new consultant. A younger professional may meet someone with decades of experience.

Those connections are difficult to measure, but they are an important part of building a strong local business community.

Celebrating Women in the Fraser Coast Property Industry

Across the Fraser Coast today, women work throughout real estate sales, property management, administration, finance, law, development, marketing, construction-related businesses and leadership positions.

Women in Heels puts those contributions front and centre.

It also gives experienced women an opportunity to share what they’ve learned with the next generation entering the industry.

Success doesn’t have to mean keeping your knowledge to yourself.

Sometimes leadership means sharing your experiences, encouraging others and helping make the road a little easier for the women coming into the industry behind you.

Why Events Like This Matter to Hervey Bay

Hervey Bay is growing, and with that growth comes an increasingly connected property and business community.

The people in the room at Women in Heels may work for different companies and sometimes even compete for the same clients, listings or opportunities.

But they are also part of the same local industry.

Everyone benefits from a Fraser Coast business community that communicates, collaborates, shares knowledge and supports local causes.

That is ultimately what Women in Heels 2026 represented.

It was an afternoon to celebrate successful women, learn from decades of experience, connect with businesses from across the Fraser Coast and support Rally for a Cause.

For Carter Cooper Realty, it was especially exciting to see Kim Carter sharing her experience alongside Margaret Armstrong and helping celebrate the women who have helped shape — and continue to shape — Hervey Bay’s property industry.

Creating Connections Across the Fraser Coast

One of the most valuable parts of Women in Heels is the way it brings together people who may work in completely different areas of the property industry but often rely on one another throughout the year. Real estate agents, brokers, builders, conveyancers, developers, marketers and business owners all play a role in helping the local property market move forward.

The event gives these professionals a chance to connect outside of their usual work environment. Instead of speaking because of a contract, a finance application or a property transaction, they can simply have a conversation, get to know one another and better understand the businesses operating around them.

For a growing region like Hervey Bay, those connections are incredibly important. Strong relationships between local businesses can make the entire property process smoother for buyers, sellers and investors, while also helping create a more supportive professional community.

Celebrating Local Women in Business

Women in Heels is also an opportunity to recognise just how many women are contributing to the success of businesses across the Fraser Coast.

From real estate and finance to legal services, administration, marketing, development and business ownership, women are involved in every stage of the local property industry.

The afternoon gave guests the chance to celebrate those achievements while also hearing from women who have spent many years building their careers and businesses in the region.

It is important for younger professionals to be able to see experienced women in leadership roles and hear about the challenges, changes and opportunities they have experienced throughout their careers.

Sharing Experience With the Next Generation

One of the strongest parts of the afternoon was the opportunity for experienced professionals to share what they have learned with people who may only be beginning their careers.

There is a lot about real estate and business that cannot be learned from a textbook.

Handling difficult conversations, building trust with clients, maintaining relationships, adapting to changing markets and running a successful business are skills that often develop over many years.

Being able to hear directly from people who have already experienced these situations gives younger professionals a valuable insight into what a long-term career in the industry can actually look like.

A Community That Works Together

Although many of the businesses attending Women in Heels may compete in certain areas, events like this are a reminder that everyone is still part of the same Fraser Coast community.

The same agent may work with several different conveyancers. A broker may help buyers purchasing through multiple agencies. A builder may work with homeowners referred by agents, developers or other businesses.

The property industry is connected in more ways than most people realise.

Women in Heels creates an opportunity to strengthen those relationships and encourage collaboration between businesses that all contribute to the growth of Hervey Bay.

Supporting Local Is More Than a Saying

Supporting local businesses is something we often hear about, but events like Women in Heels show what that can actually look like.

Local businesses attended, local professionals shared their experiences, local suppliers contributed to the afternoon and the event itself helped support Rally for a Cause.

That creates a flow-on effect throughout the community.

When local businesses support local events and local organisations, the benefits extend far beyond the people sitting in the room on the day.

The Value of Face-to-Face Conversation

In a time when so much business is conducted through emails, phone calls and social media, there is still something incredibly valuable about sitting down and having a face-to-face conversation.

Women in Heels gives professionals the opportunity to meet the person behind the email address or business name.

It can turn a professional contact into a genuine relationship and help businesses better understand how they can work together.

Those conversations may lead to referrals, future collaborations or simply stronger relationships between people working within the same community.

Celebrating How Far the Industry Has Come

The property industry has changed enormously over the years, particularly when it comes to the roles women hold within businesses.

Women are now leading agencies, managing teams, running businesses, negotiating major transactions and working across almost every area of property and development.

Women in Heels celebrates that progress while also recognising the work that has gone into creating those opportunities.

It allows experienced professionals to reflect on how far the industry has come while encouraging the next generation to continue moving it forward.

Hervey Bay’s Property Industry Is About People

It is easy to think of property purely in terms of houses, prices and sales.

But behind every transaction are people.

There are sellers making emotional decisions, buyers trying to find the right home, agents guiding them through the process and dozens of professionals working behind the scenes.

Events like Women in Heels remind us that the strongest part of the property industry is not the buildings — it is the relationships between the people involved.

That is especially true in a community like Hervey Bay, where reputation, trust and local knowledge continue to play such an important role.

An Event With a Bigger Purpose

What makes Women in Heels special is that the afternoon is not focused solely on business success.

There is also a strong sense of community.

By supporting Rally for a Cause, the event gives local businesses an opportunity to come together for something beyond their own companies.

It shows that successful businesses can also play an important role in supporting the community they operate in.

That combination of networking, learning, celebration and giving back is what makes the event stand out.

Looking Towards the Future

Women in Heels is not only about celebrating what women have already achieved within the Fraser Coast property industry.

It is also about looking forward.

The next generation of agents, brokers, business owners, administrators, marketers, builders and property professionals are already entering the industry.

Events like this help create an environment where those people can build relationships, find mentors and gain confidence as they grow their careers.

The conversations happening around the tables today could eventually lead to new businesses, partnerships, friendships and opportunities throughout the Fraser Coast.

A Day to Remember

By the end of the afternoon, Women in Heels had delivered much more than networking. It created conversations between people who may otherwise never have met, celebrated the achievements of women throughout the local property industry and gave experienced professionals an opportunity to share their knowledge.

It also brought together businesses from across Hervey Bay and the Fraser Coast for a common purpose — strengthening the local industry while supporting the wider community

For Carter Cooper Realty, being part of the afternoon was another opportunity to celebrate the people and businesses that help make Hervey Bay such a strong and connected community.

Beach Opportunities

A renovator near the Beach might not be the prettiest home on the street.

You will notice this as you first walk through the door.

However, this location offers potential value for the right buyer.

Beach Renovation Opportunities

For buyers who can see past dated kitchens, old flooring, and tired paint colors, a coastal renovator offers a chance.

You can secure a great location and enjoy the Beach lifestyle.

It also lets you gradually shape a home that fits the way you want to live.

If living near the Beach is high on your wish list, consider the options.

Buying a renovator in that area could be worth it.

You’re Buying the Beach Location First

You can renovate a kitchen. You can replace flooring. You can repaint walls.

What you can’t change is where the property sits.

When looking at a renovator near the beach, it can be worth focusing less on the outdated finishes and more on things like:

How close is it to the water?

Can you walk to the beach?

Is there room for a boat, caravan or trailer?

Does the block have side access?

Is there potential for outdoor entertaining?

Is the street somewhere you’d actually enjoy living?

Sometimes the location is the feature you’re really buying.

You Can Create the Coastal Home You Actually Want

Instead of paying extra for someone else’s renovation, a renovator gives you the opportunity to make your own choices.

You might add lighter flooring, open up the living areas, modernize the kitchen, improve the outdoor space or introduce a relaxed coastal style throughout the home.

Rather than adapting to somebody else’s taste, you can slowly turn the property into something that feels like yours.

You Don’t Have to Renovate Everything at Once

One of the biggest misconceptions about buying a renovator is thinking the whole house needs to be completed immediately.

It doesn’t.

If the home is comfortable and functional, you may be able to tackle projects gradually.

Start with paint.

Then flooring.

Then perhaps the kitchen, bathroom or outdoor area when your budget allows.

A staged renovation can make the process feel far more manageable.

Older Beachside Homes Can Have Features Worth Keeping

Not everything old needs to be removed.

Depending on the property, older homes can have great-sized blocks, established gardens, verandas, interesting layouts or character features that newer homes don’t always offer.

Sometimes the best renovation is about improving what is already there rather than completely starting again.

There May Be an Opportunity to Add Value

Buying a property that needs work can sometimes give buyers an opportunity to improve both the appearance and functionality of the home.

A tired property with good bones may look completely different after some thoughtful improvements.

Fresh paint, better landscaping, updated flooring, improved lighting and a more functional outdoor area can make a noticeable difference without necessarily rebuilding the entire property.

Of course, renovation costs can add up quickly, so it’s important to understand the condition of the property and get professional advice before committing to major works.

Beachside Living Has Its Own Appeal

For many buyers, being close to the beach isn’t just about property — it’s about lifestyle.

Morning walks.

Afternoon swims.

Taking the dog along the Esplanade.

Fishing on the weekend.

Being able to head down to the water without turning it into an entire day trip.

If that lifestyle is important to you, buying a home that needs a little work could be one way of getting into the location you want.

But Look Beyond the Cosmetic Problems

There’s a big difference between a home that needs new flooring and one that needs significant structural work.

Before buying a renovator, consider arranging appropriate building and pest inspections and getting qualified tradespeople involved where necessary.

Pay attention to things such as roofing, plumbing, electrical work, moisture, drainage and structural issues.

Cosmetic renovations can be exciting.

Unexpected major repairs usually aren’t.

The Ugly House in the Great Location?

Sometimes it deserves a second look.

A dated house near the beach might not photograph as beautifully as the freshly renovated property down the road, but if the location, block and layout are right, it could offer something even better — potential.

The key is knowing what you can realistically change, what it will cost and whether you’re buying in a location you’ll still love once the renovation dust settles.

Thinking About Buying or Selling Near the Beach?

At Carter Cooper Realty, we know the Hervey Bay market and understand that sometimes the best property opportunities aren’t the homes that look perfect from day one.

If you’re considering buying, renovating or selling, have a chat with our team about what to look for and what buyers are currently noticing in the local market.

Are Open Homes Still Important in 2026?

It’s 2026.

Buyers can scroll through professional photography from the couch, watch property videos on their phone, explore floor-plans, check satellite views and research an entire neighborhood before they’ve even stepped through the front door.

So, do we really still need open homes?

The short answer?

Yes — but their role has changed.

Carter Cooper Realty: The House Hunt Now Starts Online

The House Hunt Now Starts Online

Years ago, buyers often relied heavily on newspaper advertisements, real estate windows and weekend open homes to discover what was for sale.

Today, the process usually starts with a screen.

Buyers can shortlist properties, compare recent sales, and inspect photos before deciding whether a home is worth viewing. Carter Cooper Realty helps guide this process.

By the time someone arrives at an open home, they may already know the number of bedrooms, block size, layout and approximate distance to the beach.

But there’s one thing the internet still can’t completely replicate.

What the home actually feels like.

Photos Can Show a Home. They Can’t Let You Experience It.

You can look at 30 photos of a property and still learn something new within 30 seconds of walking through the door.

How much natural light does it get?

Does the layout flow?

How big do the bedrooms actually feel?

Is the backyard private?

What’s the street like?

Can you hear traffic?

Where does the afternoon sun hit?

And perhaps most importantly:

Can you imagine yourself living there?

That’s why physical inspections continue to play an important role, even as property marketing becomes increasingly digital.

Open Homes Create a Different Kind of Energy

There’s something interesting that happens when several buyers arrive at the same property.

People notice each other.

One couple spends ten minutes discussing the kitchen.

Someone else is measuring the garage.

Another family walks straight into the backyard and starts talking about where the pool could go.

Suddenly, buyers aren’t just thinking:

“Do I like this house?”

They may also be thinking:

“How many other people like it too?”

For a seller, genuine buyer interest at an open home can help create a sense of competition and urgency that isn’t always obvious through an online listing.

They Also Give Agents Valuable Feedback

Not every person who attends an open home will make an offer.

That doesn’t mean their visit wasn’t valuable.

Open homes give agents the opportunity to speak directly with buyers and understand how the market is responding to the property.

Maybe buyers love the location but aren’t connecting with the presentation.

Maybe everyone mentions the same feature.

Maybe buyers see more value in the home than expected.

Or perhaps there’s something consistently holding them back.

That feedback can help sellers and agents understand how the campaign is performing rather than simply watching the number of online views.

But What About Private Inspections?

Private inspections absolutely still have their place.

Some buyers prefer having more time to walk through the property without other people around. Others may work weekends, live out of town or be unable to attend the scheduled open home.

For certain properties, private appointments can also make more sense.

It doesn’t necessarily have to be open home vs private inspection.

A good campaign can use both.

Open homes create an accessible time for multiple buyers to inspect. Private appointments provide flexibility for serious buyers who need another opportunity for Carter Cooper Realty.

What About Virtual Tours?

Virtual tours and property videos have made buying from interstate or outside the region significantly easier.

That’s particularly useful in a coastal market like Hervey Bay, where some potential buyers may not currently live locally.

A buyer can discover a property online, watch a walkthrough, study the floorplan and speak with the agent before deciding whether to travel for an inspection.

Technology hasn’t necessarily replaced the open home.

Instead, it can help get the right people through the door.

Do Lots of People at an Open Home Mean the Property Will Sell?

Not necessarily.

Twenty groups through an open home sounds fantastic, but attendance alone doesn’t determine whether a campaign is successful.

Five genuinely interested buyers can be far more valuable than twenty people who are simply curious.

That’s why agents need to look beyond attendance numbers.

Who asked detailed questions?

Who requested documents?

Who came back for another inspection?

Who discussed making an offer?

And what feedback are buyers consistently giving?

The quality of interest matters just as much as the quantity.

Should Every Property Have an Open Home?

Not always.

Every home, seller and campaign is different.

Some properties may benefit enormously from regular open homes.

Others may be better suited to private inspections or a combination of both.

The important thing is having a strategy behind the decision rather than holding an open home simply because that’s what has always been done.

So, Are Open Homes Still Important?

Yes.

But in 2026, they’re only one part of a much bigger property marketing picture.

Professional photography gets buyers interested.

Online advertising helps them discover the property.

Social media can put it in front of people who weren’t actively searching.

Videos and floor-plans help buyers understand it.

And the open home gives them the opportunity to finally experience it.

Because no matter how advanced property marketing becomes, there’s still a moment that can’t quite be recreated through a screen:

Walking through the front door and thinking,

“This could be home.”

The post Are Open Homes Still Essential in 2026 and Beyond? first appeared on Real Estate Hervey Bay.

Thinking about selling your home in Hervey Bay? The good news is you don’t always need a full renovation to increase its value. In many cases, small improvements can make a big difference to buyer appeal—and even help you achieve a better sale price.

Here are 10 simple ways to make your property stand out before it hits the market.

## 1. Give Your Walls a Fresh Coat of Paint

Fresh, neutral paint is one of the most cost-effective ways to transform a home.

Light colours make rooms feel brighter, cleaner and more spacious, helping buyers picture themselves living there.

## 2. Refresh Your Landscaping

Street appeal starts before buyers even walk through the front door.

Simple improvements like mowing the lawn, trimming hedges, planting colourful flowers and adding fresh mulch can instantly make your home feel more inviting.

Remember—you only get one first impression.

## 3. Upgrade Your Lighting

Good lighting makes every room feel larger and more welcoming.

Consider replacing outdated light fittings, switching to LED globes and opening curtains or blinds during inspections to maximise natural light.

## 4. Declutter and Depersonalise

Buyers aren’t buying your furniture—they’re buying the space.

Pack away personal photos, remove unnecessary furniture and clear kitchen benches to make rooms feel larger and allow buyers to imagine making the home their own.

## 5. Pressure Clean Outdoor Areas

Driveways, pathways, patios and exterior walls can collect years of dirt, mould and stains.

A professional pressure clean can make your home look newer and better maintained for a relatively small investment.

## 6. Replace Old Door Hardware

Something as simple as new door handles, cabinet pulls, tapware or a modern front door handle can instantly freshen the look of your home.

These small details create the impression that the property has been well cared for.

## 7. Update Your Front Entrance

Your front door sets the tone for the entire inspection.

Consider repainting the door, adding modern house numbers, replacing the welcome mat or placing a couple of attractive potted plants near the entrance.

A welcoming entry creates a lasting first impression.

## 8. Complete Those Small Repairs

Loose door handles, cracked tiles, chipped paint or dripping taps may seem minor, but buyers often notice the little things.

Completing small maintenance jobs before listing your home gives buyers confidence that the property has been looked after.

## 9. Improve Outdoor Living Spaces

Outdoor entertaining is a major selling point in Hervey Bay.

Make sure your patio, deck or entertaining area is clean, tidy and ready to impress. Add outdoor furniture, fresh cushions or some greenery to create an inviting space buyers can picture themselves enjoying.

## 10. Invest in Professional Photography

Even the most beautiful home can be overlooked if the online photos don’t do it justice.

Professional real estate photography showcases your home’s best features, attracts more online views and encourages more buyers to book inspections.

More inspections often lead to stronger competition—and potentially multiple offers.

## Small Changes Can Deliver Big Results

Adding value isn’t always about spending thousands of dollars. Often, it’s the simple improvements that help your home stand out from the competition.

If you’re planning to sell, focusing on presentation, maintenance and first impressions can make a significant difference to both buyer interest and your final sale price.

### Thinking About Selling?

At Carter Cooper Realty, we can help you identify the improvements that will have the biggest impact before your home goes on the market. From pricing advice to presentation tips and strategic marketing, our local team is here to help you achieve the best possible result.

## Quick Checklist Before You Sell

The real estate landscape has shifted dramatically over the past few years—and in 2026, clients are more informed, more selective, and have higher expectations than ever before.

Whether buying or selling in Hervey Bay or comparing opportunities in larger markets like Brisbane, one thing is clear: the traditional way of doing real estate is no longer enough.

So, what do clients really want in 2026—and how is the industry evolving to meet those expectations?

1. Transparency Over Sales Tactics

Today’s clients value honesty more than ever. With access to online data, property reports, and market insights, buyers and sellers can quickly spot when something doesn’t add up.

They don’t want to be “sold to”—they want to be guided.

In 2026, successful agents are those who:

· Provide clear, data-backed pricing strategies

· Communicate openly about risks and opportunities

· Set realistic expectations from the start

Trust has become the most valuable currency in real estate.

2. Local Expertise That Goes Beyond the Basics

Clients aren’t just asking, “What’s this property worth?”

They’re asking, “What’s happening in this street, this suburb, this community?”

In lifestyle-driven markets like Hervey Bay, buyers want deep insights into:

· Neighborhood growth

· Rental demand

· Future development

· Lifestyle benefits

Generic advice no longer cuts it—hyper-local knowledge is what wins business.

3. A Seamless Digital Experience

The modern client expects convenience at every stage.

From browsing listings to signing contracts, digital integration is no longer optional—it’s essential.

What clients expect in 2026:

· High-quality video walkthroughs and virtual tours

· Fast communication via text, email, or social media

· Online document signing and streamlined processes

Agencies that embrace technology are not just keeping up—they’re leading.

4. Speed Without Sacrificing Strategy

While clients want fast results, they don’t want rushed decisions.

They expect agents to move quickly and think strategically.

This means:

· Launching properties to market at the right time

· Creating competition among buyers

· Negotiating with precision—not pressure

The balance between speed and strategy is where great results happen.

5. Personalized Service (Not One-Size-Fits-All)

No two clients are the same—and in 2026, they expect their real estate experience to reflect that.

Whether it’s a first-home buyer, a retiree making a sea change, or an investor expanding a portfolio, clients want:

· Tailored advice

· Flexible communication styles

· A strategy built around their specific goals

In markets like Hervey Bay, this is especially important, with a diverse mix of buyers from across Australia.

6. Strong Marketing That Actually Works

Simply listing a property online is no longer enough.

Clients expect a marketing strategy that stands out and delivers results, including:

· Professional photography and videography

· Targeted digital advertising

· Social media exposure

· Compelling property descriptions

In a competitive market, presentation can directly impact sale price—and clients know it.

7. Guidance, Not Just Transactions

Perhaps the biggest shift in 2026 is this:

Clients don’t just want someone to handle a transaction—they want a trusted advisor.

They want someone who:

· Helps them make confident decisions

· Understands market timing

· Provides long-term property insight

This is especially true in evolving regional markets like Hervey Bay, where many buyers are making major lifestyle moves.

How the Industry Is Responding

The real estate industry is adapting quickly to meet these expectations.

We’re seeing:

· Greater use of data and analytics

· Increased focus on client experience

· More transparency in pricing and communication

· A shift from “sales agents” to “property advisors”

Agencies that fail to evolve risk being left behind.

The Bottom Line

At Carter Cooper Realty, we understand that meeting these expectations is no longer optional—it’s essential. By combining local expertise, proven experience, innovative marketing, and a client-first approach, we’re committed to delivering outstanding results while providing the guidance and support our clients deserve every step of the way.

As storm season approaches, homeowners often wonder: Is my home truly ready?
Preparing before severe weather hits can prevent thousands in damage and give you peace of mind while protecting your biggest investment.

Here’s a comprehensive guide to safeguarding your home—inside and out—this storm season.

1. Inspect Your Roof and Gutters

Your roof and drainage systems are your home’s first defense against heavy rain and wind.

Look for cracked tiles, and loose flashing.

Clear out gutters and downpipes so water can flow freely.

Add gutter guards or downpipes extensions if your property is prone to drainage issues.

2. Protect Windows and Doors

Strong winds can shatter unprotected openings, causing major interior damage.

Check weatherstripping and seals around windows and doors.

Install storm shutters or upgrade to impact-resistant windows and doors if you’re in a high-risk location.

Make sure exterior doors have secure hinges, thresholds, and locks.

Reinforced windows and doors help with storm safety and can improve insulation year-round.

3. Secure the Outdoors

Loose outdoor items can turn into dangerous projectiles during high winds. Do a full sweep of your yard:

Bring in or tie down patio furniture, umbrellas, grills, and décor.

Store loose tools, toys, and garden items in a shed or garage.

Secure fencing, pergolas, sheds, and play structures to ensure they’re firmly anchored.

Outdoor preparedness is one of the easiest ways to reduce storm damage.

4. Service Trees and Landscaping

Trees and landscaping pose a major risk during storms—but proper maintenance drastically reduces hazards.

Have a professional service trees annually, especially older or overgrown ones.

Trim branches hanging near your roof, windows, driveway, or power lines.

Remove dead, weak, or broken branches that could snap and cause damage.

Clear away debris, overgrowth, and any vegetation blocking drainage paths.

5. Check Your Drainage

Heavy rain can overwhelm your property if water isn’t directed away from your home.

Ensure the ground slopes away from your foundation.

Clear clogged storm drains, and ditches.

Watch for areas where water pools after rain

Effective drainage protects both your home and its structural integrity.

6. Assemble an Emergency Kit

Every household should have essential supplies on hand in case of extended outages or sudden evacuation.

Include:

Flashlights and fresh batteries

Bottled water

First-aid supplies

Non-perishable food

Portable chargers

Blankets

A waterproof container with important documents

Radios (battery-powered or hand-crank)

7. Keep Important Contacts Handy

During an emergency, quick access to critical numbers matters. Keep a written list in your emergency kit and saved in your phone:

Emergency Contacts to Have Ready:

Local Emergency Services (Police/Fire/EMS): 000

State Emergency Services (SES): 132 500

Ergon Energy: 13 16 70

Having these numbers available can save crucial time when you need help most.

8. Consider a Professional Pre-Storm Evaluation

Scheduling a home maintenance check before storm season can:

Reveal vulnerabilities you might miss

Provide repair recommendations

Strengthen buyer confidence if you’re thinking of listing your home

Professionals can inspect roofs, foundations, electrical panels, tree health, and drainage systems to ensure your home is storm-ready.

Final Thoughts

Preparing your home for storm season doesn’t just protect your safety—it protects your investment. A well-maintained property weathers storms better, lasts longer, and appeals more to buyers.

Whether you’re planning to sell or simply want to secure your home for the months ahead, these steps provide a solid foundation for peace of mind.
Hervey Bay has long been known for its relaxed coastal charm, friendly community, and stunning natural beauty — but in recent years, it’s also become one of Queensland’s hottest property destinations.
From young families chasing a better lifestyle to retirees seeking the perfect sea change, more Australians are packing up and heading to our beautiful bayside city.

So, what’s behind this wave of new locals?

1. Lifestyle That’s Hard to Beat

Hervey Bay offers the kind of lifestyle that’s becoming harder to find in big cities — slower pace, wide open spaces, and a strong sense of community. Imagine finishing work and being at the beach in minutes, or spending weekends fishing, sailing, or walking the famous Esplanade.
There’s also a vibrant café scene, local markets, and plenty of events to keep the calendar full.

2. Affordability Compared to Capital Cities

While property prices have risen in Hervey Bay, they still offer excellent value compared to Brisbane, Sydney, or Melbourne.
For the price of a small inner-city apartment, you could buy a spacious home on a generous block — often with room for a pool, shed, and caravan. This affordability is drawing in families, first-home buyers, and investors alike.

3. Growing Job & Business Opportunities

The region is attracting investment in healthcare, tourism, construction, and retail, with major projects like the $94 million Hervey Bay Hospital expansion and new residential estates bringing fresh employment opportunities.
Remote work has also opened the door for people to live in Hervey Bay while working for companies anywhere in Australia.

4. Ideal for Families

Hervey Bay is packed with family-friendly amenities — great schools, safe neighbourhoods, playgrounds, sporting clubs, and a hospital just minutes from most suburbs.
The calm waters of the bay are perfect for kids to swim and play without the rough surf found in other coastal towns.

5. A Retirement Hotspot

For retirees, Hervey Bay ticks all the boxes: excellent medical facilities, a mild climate, affordable living, and endless recreational options. It’s no wonder the Fraser Coast is consistently ranked among Queensland’s top retirement destinations.

6. Access to World-Class Nature

Living here means having Fraser Island (K’gari), whale watching, and beautiful national parks on your doorstep. Outdoor lovers find it easy to fill their days with fishing, boating, camping, and exploring.

The Bottom Line

Hervey Bay’s perfect blend of lifestyle, affordability, and opportunity is creating a property market full of energy and growth. Whether you’re looking to move here for work, raise a family, or retire by the sea, it’s a place that truly feels like home.

Spring is the season of renewal. As the weather warms and the days grow longer, it’s the perfect time to give your home some much-needed attention after the winter months. Whether you’re planning to list your home on the market or simply want to enjoy a fresher, brighter space, preparing your house for spring is a must.

Here’s your step-by-step guide:

1. Refresh Your Curb Appeal – The outside of your home sets the tone.

Rake up leaves and branches leftover from winter.

Plant spring flowers like tulips, daffodils, or pansies.

Power wash the driveway, walkway, and siding.

Repaint or touch up your front door for a cheerful entryway.

Small changes outside can make your whole home feel more welcoming.

2. Deep Clean Every Corner – Winter tends to bring dust, grime, and clutter.

Wash windows inside and out to let sunlight shine through.

Vacuum and steam-clean carpets.

Wipe down baseboards, ceiling fans, and vents.

Declutter closets, cabinets, and storage areas.

3. Check Home Maintenance Tasks – Spring is also about prevention.

Inspect your roof for loose shingles.

Clean gutters and downspouts.

Service your HVAC system before hot weather hits.

Replace smoke detector batteries and check filters.

4. Brighten Up the Inside – Bring that spring energy indoors.

Switch out heavy drapes for lighter curtains.

Add fresh flowers or greenery to main rooms.

Use bright accents—pillows, throws, or rugs—to add pops of color.

5. Prepare Outdoor Living Spaces – Make the most of longer days and warmer evenings.

Clean and arrange patio furniture.

Add string lights or lanterns for ambiance.

Inspect the grill and get it ready for cookouts.

Final Thoughts

Preparing your house for spring isn’t just about cleaning—it’s about creating a home that feels fresh, healthy, and ready for the new season. Whether you’re selling soon or simply want to enjoy your space more, these steps will make your home shine inside and out.

Every winter and spring, Hervey Bay transforms into Australia’s whale-watching capital. Between mid-July and late October, thousands of humpback whales pause in the calm waters sheltered by K’gari (Fraser Island), drawing visitors from across the country and overseas.

This annual migration isn’t just a natural wonder—it’s an economic lifeline. Tour operators, hotels, cafes, restaurants, and local shops all feel the positive ripple effect. Visitors come for the whales but often stay to explore the bay’s beaches, wander the Urangan Pier, and enjoy Fraser Coast’s unique charm. For many small businesses, the whale season is the busiest and most profitable time of the year, bringing in millions to the local economy.

A Softer Season in 2025

This year, however, has been quieter. While the whales are still here, weather disruptions and shifting travel patterns have led to fewer bookings compared to past peak years. Operators have reported some tours going out with fewer passengers, and the usually buzzing foreshore has felt a little more subdued.

The biggest disappointment came when our beloved Hervey Bay Whale Festival—a colourful celebration of marine life and community spirit—had to be cancelled due to severe weather. Heavy rain and high winds made it unsafe to hold the signature events, including the Parade of Lights and the Paddle Out for Whales. For locals and returning visitors, the cancellation felt like a real loss. The festival isn’t just fun; it’s a tradition that kicks off the season with a burst of energy and pride.

Looking Ahead

Despite the challenges, Hervey Bay’s reputation as a whale-watching haven remains strong. Operators are still offering incredible encounters—breaches, tail slaps, and intimate mother-calf moments that make the bay world-famous. And with the resilience of the local tourism industry, the expectation is that 2026 will see the festival return stronger than ever.

For now, the whales are here, the bay is as beautiful as ever, and supporting local businesses during this softer season matters more than ever. After all, the magic of Hervey Bay isn’t just in the wildlife—it’s in the people who keep the town’s heart beating year after year.
